A: You can either
mail your rent to:

or bring it buy the office, there is a mail slot also
for after hours.

Do you accept cash for the rent payments?
A: No for safety
reasons we DO NOT accept cash, you may pay with a check
or money order.

open Monday through Friday from 8:00 A.M. to 5:00 P.M.

Q: When is the rent due?
A: The rent is due
on the first day of the month.

Q: When
do I start to accrue late fees?
A: You have a 5 day
grace period before the late charges start.
PLEASE NOTE,
That if the 5th day of the month falls on a saturday,
sunday or on a holiday the rent must be in ours offices
no later then the friday before the 5th. Example: if the
5th falls on a sunday then your rent will need to be in
our office no later than 5 p.m. on the 3rd, or if the
5th is on a monday but the monday is a holiday, then you
need to have yyour rent in by friday the 2nd.

Q: How much are
the late fees?
A: On the 6th
day of the month the late fee is 10% of your rent.
Example: if your
rent is $400.00, the late fee is $40.00.

Q:
Do I need to pay the late fees right away?
A: Yes, you need to
stay current on your late fees, rental payments go
towards past balances first and then towards you rent,
which then leaves your rent unpaid in full. If you still
have a balance after the 5th, you will automatically
accrue late fees.

Q: Who do
I call if I need maintenance?
A: If you need

Q: Who do I call for maintenance on the weekends?
A: We have a
live person answering service that answers the call on

Q: Who do I call if I want to report another tenant?
A: To report tenant
that may be disturbing you you would call 505-524-7756.
We also ask that if it is a load party to call the
police department so we can have documentation if
needed.

Q: What happens if my lease is up but I don't sign a new
one?
A: Once you lease
has expired, if you do not come in to sign a new one,
you automatically go month-to-month.

Q: What is the
minimum lease time?
A: Minimum lease is
for six months, but some of the properties require 1
year leases.

Q: Do you allow pets?
A: In some of our
properties we do allow a small dog, however we do not
allow cats at all.

Q: What if I want to add a roommate or significant other
to my lease?
A: Your potential
roommate or significant other will need to come down a
fill out an application, and then they can be added to
your lease.

Q: What happens if my roommate or significant other
doesn't pay their part of the rent?
A: All tenants that
are on the lease are equally responsible for the total
rent.

Q: How long does it take to get my deposit back?
A: The process is a
30 day process. If you do not receive you refund or

Q: What do I do if I lock myself out of my house?
A: There is a
$25.00 lock out charge, payable in advance, if we
have to send someone to unlock your door. We suggest
that you have a key located in a convenient place
just in case you find yourself locked out. WE DO NOT
GUARANTEE LOCK OUT SERVICE AFTER BUSINESS HOURS.
