Residential Policies

The following policies are necessary to enable the rental property to serve you as well as it can and give you a clean, well-kept and quiet home to live in.

  1. All rents (WITHOUT EXCEPTION) are due on the 1st day of each month at the office. Office hours, holidays, vacation, the mail, your paycheck, or any other reasons, are not factors regarding timely rent payments. Any account not paid on time is subject to eviction action. Rent is considered late after the 1st. Rents received in our office after 5:00 PM, on the 5th (WITHOUT EXCEPTION) will be assessed a late charge equal to 10% of your monthly rent. (Example: if your rent is $400.00 a month the late fee is $40.00.) WE DO NOT ACCEPT CASH FOR RENT PAYMENTS, SO PLEASE PAY WITH A CHECK OR MONEY ORDER. Please indicate your name and address on your check or money order.

     

  2. Rental payments may be made in person at the office, or mailed to: IMA, Inc., P.O. Box 1678, Las Cruces, NM 88004. Our office hours are 8:00 am. to 5:00 PM Monday thru Friday. Any checks returned from the bank for insufficient funds will be charged a $25.00 fee. In addition, the above stated late charges will be added. Rent payment will have to be paid by certified funds or money order.

     

  3. Resident is responsible for maintaining smoke detector in good working order, including maintaining any battery or electrical source to the detector. Smoke detectors may never be removed from the premises. Removal of detector or failure to maintain detector constitutes a breach of lease agreement by the resident and will cause any and all damages caused by faulty or non-functioning detector to be the responsibility of the resident.

     

  4. All maintenance orders and questions should be directed to the manager during office hours. Tenants are expected to make minor repairs as outlined in the Repair List. LARGER REPAIRS SHOULD BE REPORTED TO THE MANAGER. After hour emergencies should be directed to the office number 524-7756 for direction through the answering service.

     

  5. NO PETS or other animals of any kind will be allowed on the property, unless specified in your lease.

     

  6. IT IS RECOMMENDED THAT YOU SECURE RENTER’S INSURANCE TO PROTECT YOUR VALUABLES. Neither the owner nor manager carry insurance to cover your actions of your personal property if damaged by theft, fire, or water. Disturbances by neighbors or other persons is your problem and you may call the police. If a neighbor renting through this office causes the problem, we will enforce the policies stated herein.

     

  7. When premises are occupied by more than one (1) person (No more than two (2) single adults per apartment), all occupants are responsible for the actions of any one on the premises, whether the occupant is present or not. Please choose your roommate carefully. You are individually responsible. All persons residing in the apartment will be mentioned in the Rental Agreement. Any person(s) staying longer than two (2) weeks is not considered a guest. Please notify us if guests will be visiting longer than (2) weeks.

     

  8. PLEASE keep stereos and televisions turned down so as not to disturb others around you. If it can be heard outside of your apartment, IT IS TOO LOUD. LOUD parties that can be heard outside your apartment WILL NOT BE ALLOWED.

     

  9. ADDITIONAL LOCKS MAY NOT BE INSTALLED WITHOUT WRITTEN CONSENT FROM MANAGER. If permission is granted, locks must be keyed to the door key and mastered to our master key, if any.

     

  10. Do not block driveways or park in front of the dumpsters. Please drive slowly and watch for children. Do not park on graveled areas; park only on pavement.

     

  11. ONLY OPERABLE AND ATTRACTIVE VEHICLES MAY BE PARKED ON THE PARKING LOT. Inoperable vehicles are subject to towing at the owners expense. Trailers, portable sheds, etc., may not be kept on the property. Motorbikes must be parked in parking stall or in a designated area, not on sidewalks, graveled areas, or inside the apartment. DO NOT wash your vehicle on the property or make lengthy or messy repairs on the property. All vehicles must have quiet mufflers, Clean up of excessive oil deposits on parking area and grease spots on sidewalks and walls is the responsibility of the resident, Music from vehicles must be kept low so as not to disturb others.

     

  12. No clothing or other materials shall be washed or dried in such a manner as to cause an eyesore to other persons in the area. Nothing shall be placed upon the outer windowsills. Patios and immediate surrounding areas should be cleaned frequently and kept free of clutter.

     

  13. Never throw paper towels, diaper liners, sanitary napkins, tampons or tampon covers, in the toilet. Also, please refrain from putting coffee grounds, cigarette butts and grease down the drains. Instead, collect these materials in an old milk carton to be discarded. Garbage disposals will not tolerate all foods. Should damage occur due to tenant neglect, the tenant will be charged for the repair. If plumbing is found faulty due to these causes, the tenant will be charged for the repair.

     

  14. Management will service the evaporative coolers. A window should be open a few inches while the cooler is in operation to benefit fully from the cooler, Please turn cooler off or any other appliances when leaving the apartment. Motors can overheat causing severe risk of fire. Should you suspect an overheated motor, immediately turn the unit off and call for a maintenance request.

     

  15. Management will service the furnace. If believed faulty, report this to the manager immediately. DO NOT ATTEMPT TO REPAIR THE FURNACE YOURSELF. When leaving the apartment turn the thermostat to 65 degrees. You and your furnishings will be healthier if the heat is kept low. Overheated dry air creates ideal conditions for head and respiratory infections and also dries out the wood glue on the furnishings.

     

  16. Tenant is responsible for maintaining the smoke alarm. The alarm is to be in working order at all times.

     

  17. Children SHOULD NOT use parking areas, stairways, or corridors for a play area. Please help your children and visiting children keep their voices down so as not to disturb others.

     

  18. Trash dumpsters may be found on the property. All trash should be emptied in the dumpsters provided.

     

  19. DO NOT remove window screens or use windows as an entrance to your apartment. Screen repair and replacement will be the tenant’s responsibility. Only white colored draperies or window coverings will be allowed.

     

  20. PLEASE vacuum your carpet often. Dirt can cut the fiber if allowed to work itself in. Please, wipe spills up promptly. To remove grease stains rub with dry cornstarch and let stand a few hours-then vacuum. To remove blood, animal urine, food, and drink, treat with cold water and detergent suds. NEVER USE A BLEACH AGENT TO CLEAN CARPET. Dirty carpet is not considered normal wear and tear when you move out.

     

  21. Floors may be waxed if desired with a good grade of floor wax. Be sure to strip floors periodically to avoid build up, and avoid getting wax on baseboards.

     

  22. Walls are washable with care. Use a clean white cloth and a mild detergent. Only small nails may be used to hang pictures on walls. Place nails in a place the next tenant after you may be able to use them. DO NOT USE ADHESIVE OR STICKY FASTENERS.

     

  23. Please use a cutting board and heat protectors on countertops to avoid damage.

     

  24. You and all occupants and guests must exercise due care for your own and others safety and security. Dial 911 or the EMS authority in case of fire, smoke, or suspected criminal activity involving imminent harm.

     

  25. Upon vacating, rent will be charged at least up to and including the day the keys are given to us and you have no reason to return to the property. After 10:00 am. will be considered a full day. OBLIGATION OF RENT PAYMENT COULD WELL BE PAST THE DAY OF POSSESSION AND KEYS ARE RETURNED, DEPENDING ON THE LEASE AGREEMENT. The day you move in or out is not the determining factor. We require at least a 30-day written notice in our office of the date the apartment will be vacated, Please allow enough time for moving and cleaning. ARRANGEMENTS FOR CHECK OUT SHOULD BE MADE AFTER THE APARTMENT HAS BEEN CLEANED AND WHILE THE ELECTRICITY IS STILL ON. IF WE HAVE TO TURN UTILITIES ON TO CLEAN, YOU WILL BE CHARGED.

     

  26. There is a $25.00 lock out charge, payable in advance, if we have to send someone to unlock your door. We suggest that you have a key located in a convenient place just in case you find yourself locked out. WE DO NOT GUARANTEE LOCK OUT SERVICE AFTER BUSINESS HOURS.

     

  27. Waterbeds are prohibited in units above the ground floor level. Any damages from waterbeds will be the responsibility of the tenant.

     

  28. Under no circumstance is tenant granted permission to test for lead contamination.

     

  29. Management reserves the right to make such other rules and regulations from time to time as may be deemed needful for the safety and convenience of all the tenants.
